Are there Basement Homes in the Raleigh area?

 

I get this question all the time.  A lot of people assume we have basements in North Carolina.  In some parts of the country, a basement is a given.  People who grew up with a basement often ask, "What do people do with their stuff, if they don't have a basement?"  Sometimes, even people who know nothing about basements, move here asking about basement homes.

 

When we moved here from Florida in 1997, we inquired about basement homes as well.  At that time, we were told we could have one in our new home but, the reason there weren't very many was because they had problems with moisture.  I think you can find a lot of reasons many homes here don't have basements from the topography of the soil, location of water table, demand of homebuyers, potential issues, cost to build, and more.

 

However, there are plenty of homes that do have basements.  And, there are plenty of lots available to build basement homes on.  There is an additional cost for a basement and not everyone chooses to pay that cost.  If you're coming from an area where every home has a basement, the cost may be built in so you don't really see it as an additional cost.  In the Triangle area with its rolling hills, you'll find some lots conducive to basement homes and other flat lots better suited for non-basement homes.

 

However, there's no doubt many people are drawn to basement homes.  Some basements are simple unfinished spaces while others are elaborate entertaining areas.  I even know of homeowners with a tall crawl space who put in a basement years after their home was complete.

If you have a family, you may see a basement as a great place to store all your stuff or a fun place for a home theater, game room, guest room, in-law suite, etc.  Homeowners who don't have children may see it as one more place to clean, heat & cool, and maintain.

 

If you're planning to buy a home with a basement, there are a few things you should check out.  Consider the type of construction, is it concrete block or poured concrete?  You will probably want to have a radon test and moisture reading performed by a good home inspector.  Basements with lots of windows and light tend to be preferred over darker basements.  

 

Overall, there are a lot of basement homes in the Raleigh and Triangle area.  As long as people ask for basements, you'll probably find a builder willing to build a basement home.  If a basement is something you want and you can afford the additional cost; there are definitely homes in the Triangle for you.  Contact your NC Realtor to help you find the one that suite your lifestyle and Enjoy!

Caution: Photos and links may cause an Uncontrollable desire to move to Florida's Beaches!

Florida Beaches! Where would you retire? Which is your Favorite? And Why?

In case you haven't noticed, Florida has a lot of beautiful beaches!  1,100 miles of beaches to be exact!  So, if you were going to retire there, where would you go?

I have a client who wants to purchase a 2nd home at a Florida Beach so they can live there when they retire.  Having lived in Central Florida, I have visited a few beaches.  But, there are so many, where do you send someone who wants to "Live" at the Beach?

When you live in Central Florida, a common question is, "Are you going to the beach tomorrow?"  That usually means, Daytona, New Smyrna, or Cocoa.  You throw on your suit, grab a few essentials (towel, water & beach chair) andyou're on your way.  When the sun begins to set or the weather turns bad, you wash the sand from your feet and head home.  In North Carolina, it seems when someone says they're going to the beach, that means, they're packing up the house and will be there for a week...maybe two.  Either way, the beach is a great place to be on a beautiful day.

But, if you really want to "live" at the beach, where do you go?  Where can you have the same quality of life, but better?  Better meaning, you have beautiful blue or green translucent water, gentle warm breezes, white sand, and the sound of the rolling waves.  If you're a people person, you want to live where you can make friends.  If you like to eat, you want to have a variety of restaurants and grocery stores.  How about medical facilities, churches, and so on?  What area has the lowest crime rate?  How's the traffic?  You don't want to be stuck in traffic with all the tourist when you're on your way to the grocery store.  What about the cost to live at the beach?  The infrastructure and so on....

I personally love Amelia Island and Longboat Key.  Do many people really live there?

So, my question to the Realtors and residents of Florida is...

  • If you were going to actually "live" at the beach, which one would you choose and Why? 
  • Better yet, where would you recommend your parents live?
  • What else does one need to consider before retiring at the beach?

lington Florida Real Estate News: Chinese Drywall- If You Have Chinese Drywall There May Be Help on the way.

I wrote a detailed post about Chinese Drywall Claims May Get Your Insurance Canceled and since then there have been lawmakers here in Florida and other states plagued with Chinese drywall working on some solutions. 

The US Department of Housing and Urban Development will issue some guidelines for homeowners who have Chinese drywall to follow in order to apply for federal money. Senator Bill Nelson (D) has been one of the supporters of getting relief to homeowners here in Florida. While I don't agree with him on most issues- this is one of the issues that I do feel needs to be addressed by HUD because it was the Federal Government who supports buying products made in China. Since we can't sue the companies in China for sending this horror of a material someone has to be held accountable. The builders and developers who used this drywall have mostly all filed bankruptcy and are no longer in business. The builders that are still here are doing a lot to help the homeowners who are living in homes that they sold that have the chinese drywall. In fact, some builders are paying for the homeowners to temporarily move out of their homes, paying for their expenses and helping them as they remove all the chinese drywall and replace it. 

The HUD secretary came to Florida to see some of the damage we are talking about. It is hard to understand the extent of this awful drywall as it can destroy the plumbing, the foundation and lead to serious health problems. We had one family that was buying one of our short sale listings. They owned one of the homes with the Chinese Drywall. They had two children who were getting sick. It was from the sulfuric gas that the chinese drywall leaks and these poor kids were so sick that they had to move into a hotel until we could get the short sale approved. It was because of the health of these children that WAMU (now Chase) worked very quickly to get the short sale approved so these little children could be in a home again. 

HUD said that homeowners may be able to get help through the Community Development Block Grant program. But the problem, as usual, with government programs, is that that person saying that you may get help from a program doesn't even know if that is truly the case or not. Well, this was not the case because the Block Grant program is for poverty areas and low income people. Most of the home that have the chinese drywall are middle class to high end homes. Most of the people affected are people who are not poor. But the Cbinese drywall can certainly land any middle income earner into the poor house because you have to basically gut your entire house to get at the drywall and underlying problems it causes. 

So now the HUD secretary sent Senator Nelson a letter saying that they are working with the guidelines so that these homeowners can get assistance to repair their homes. 

Here are some photos from the Florida Health Department. The first photo is the black corrosion that is caused by Chinese Drywall the other corrosions are not black and are normal corrosion of copper, wires, etc. Please seek out the advice of a licensed contractor if you suspect your home to contain Chinese drywall. The easiest way to tell is to check the back of piece of drywall. If  it says, MADE IN CHINA- you have Chinese drywall:

The Federal Government has received over 2,276 complaints from homeowners and more than two thirds of them are from Florida. I am sure that more are affected that don't even know they are and more still that have not filed complaints.

The Wave Sold This Buyer On The Neighborhood

While doing a little research, I found this great article about how Friendly Nieghbors can sell a neighborhood.  I was recently explaining this to a group of homeowners.  I do believe a friendly neighborhood makes a huge difference.  Thanks to the agent who shared this article!

friendly neighborhoodI'm driving to my showing with my buyers in their car right behind me.  I turn the corner and a fella on his riding lawn mower looks up in our direction, smiles and waves.  As we pull into the driveway, the neighbors to the west of the listed home come out of their front door on their way out for a walk, and yep, they wave as well.

The buyers look around the home for a few minutes, the house has most of what they wanted.  They can't wait to get back to my office and make an offer on the home (I've only showed them one other house).  They are smiling from ear to ear and can't wait to move.

I can't believe I found this picture in IClip, I tried to color it.  The guy is pushing this lawnmower, my guy was riding his!

When you travel down a country road in Montana, sometimes people will wave at you from their drivers seat.  You might think it's odd, cause you haven't a clue who they are.  Don't fret, it's just a custom, it's just friendly, wave back!

This waving episode was unrehearsed, making the buyers eager to move to a great neighborhood.

Cary, NC: More Shopping Coming to Cary, NC

Cary, NC:  More Shopping Coming to Cary, NC

A New Shopping Mall is coming to Cary, NC!  It should give a boost to the already popular growing area near Hwy 55 & 540.  Parkside Town Commons plans to open Summer 2011 just as the economy is expected to stabilize.  The new area will include shopping, restaurants, hotel facilities, offices, and residential areas.  Not only will it will be convenient for Cary residents, it's also convenient to Research Triangle Park, Durham, Chapel Hill, and Raleigh.

 

People Walking in Town

Many residents are looking forward to New Shopping on this side of Cary.  It'll be interesting to see what shops and restaurants go into the shopping mall.  I'm hoping there will be a variety and not all the same things we already have in Cary.  I would personally love to see some new restaurants for a change of pace.  If I could choose one restaurant that would be a good fit for this area, it would be Seasons 52 based out of Central Florida or perhaps they could bring Red, Hot, and Blue back to Cary.  I'm sure it's going to be a beautiful shopping area and will fit into Cary nicely.  I just hope we don't have to choose between Parkside Town Commons and Beaver Creek Commons.  Two great shopping areas and so little time.

Have Housing Prices Hit Bottom in Your Area?

According to today's business news, Housing has hit bottom in many areas. 

In the Triangle, the majority of the sales we're seeing are in the 1st time homebuyer price range.  Sales really depend on the price range and area where the home is located.  Not all area's or price ranges seem to have hit bottom.  Looking at the closed homes in the last 24 hours, it appears Cary, NC leads the way for closed home considering the size of the town.
