Cary, NC:  More Shopping Coming to Cary, NC

A New Shopping Mall is coming to Cary, NC!  It should give a boost to the already popular growing area near Hwy 55 & 540.  Parkside Town Commons plans to open Summer 2011 just as the economy is expected to stabilize.  The new area will include shopping, restaurants, hotel facilities, offices, and residential areas.  Not only will it will be convenient for Cary residents, it's also convenient to Research Triangle Park, Durham, Chapel Hill, and Raleigh.

 

People Walking in Town

Many residents are looking forward to New Shopping on this side of Cary.  It'll be interesting to see what shops and restaurants go into the shopping mall.  I'm hoping there will be a variety and not all the same things we already have in Cary.  I would personally love to see some new restaurants for a change of pace.  If I could choose one restaurant that would be a good fit for this area, it would be Seasons 52 based out of Central Florida or perhaps they could bring Red, Hot, and Blue back to Cary.  I'm sure it's going to be a beautiful shopping area and will fit into Cary nicely.  I just hope we don't have to choose between Parkside Town Commons and Beaver Creek Commons.  Two great shopping areas and so little time.

Have Housing Prices Hit Bottom in Your Area?

According to today's business news, Housing has hit bottom in many areas. 

In the Triangle, the majority of the sales we're seeing are in the 1st time homebuyer price range.  Sales really depend on the price range and area where the home is located.  Not all area's or price ranges seem to have hit bottom.  Looking at the closed homes in the last 24 hours, it appears Cary, NC leads the way for closed home considering the size of the town.

When listing a home, a very common question from sellers is "What color should I paint the interior of my home to help it sell better?"  or "Is there a preferred Realtor color?"

Of course, over time, it seems the preferred color changes.  It is most likely driven by current color trends and not so much by buyers themselves.  It's important to consult with a Realtor and ask for guidance with this and other important listing matters.

However, there are a couple things to keep in mind when painting your home to sell.

•1)      Keep it light, neutral and crisp.  This will help the features of the home stand out and keep the buyer from feeling assaulted by colorful walls when they walk into the door.  I like to refer to this as the "Pottery Barn" look.

•2)      Since you (the seller) don't know the color of the buyer's furnishings; you can't possibly know what color will work for them.  That shouldn't even enter into your color decision.

•3)      Please don't choose a color just because it's your favorite color.  Most of us have a favorite color but, it doesn't mean it goes on the walls of your home.

•4)      You probably want to paint all the walls the same or at least stay within the same family.  If having different colors is a must, maybe go one shade lighter or one shade darker than your chosen color.

•5)      Don't go too dark on small spaces.  It'll just make the space look smaller.  Large spaces can handle a shade a little darker.

•6)      Look at the competition - AKA "Builders".  Most builders are up on what the latest trend is for selling homes.

•7)      Consider your area.  I live and work in Cary, NC or as we so fondly call it Research Triangle Park.  Here, everyone wants the homes for sale to be NEUTRAL.  So, sellers may be faced with removing wallpaper, painting the interior a neutral color and making other necessary upgrades or repairs to prepare it for our tough economy. 

•8)      If your walls still have the original paint, you'll want to give them a fresh coat, even if the color is neutral.

•9)      Don't skimp on quality just because you're not going to be the one who lives there.  It will show!   It isn't necessary to choose the most expensive brand paint, but, don't choose the cheapest just because it's cheap.  If you go the cheap route, the buyer might just think your house is "On sale" instead of "For Sale"!.

•10)  As in all things, the preferred color will change.  Find out from your local Realtor, home improvement store, paint store or decorator what color is best.

Nightmare on your street! Don't let the To Do list do You in!

I found this to be a excellent blog about home inspections written by Kimo Stowell from HI.  It is so worthy of re-blogging!

Keep in mind, if a home is still under the builder's warranty, some things could be covered while others may be covered by homeowners insurance.  These things take time to resolve so getting the inspection up front can save valuable time.

I've also seen inspections with necessary repairs result in a home showing better thus receiving a better sales price.

Don't let the To Do list do You in. Most sellers would opt to wait for a buyer with an offer before initiating an inspection. However, as is sometimes the case, an unknown issue can arise as the result of the inspection that might encourage the would be buyers to contractually back out; even when the terms are 'as is'.

There are a number of unseen issues that might scare off potential buyers that an inspection might reveal: roofing, electrical, mold, plumbing, and foundation issues are some of the biggest unseen nightmares that can tank a deal. The old adage ' an once of prevention is worth a pound of cure' certainly applies here.

 

Spend the money to get an inspection before putting the house on the market, especially if it's an older home. You don't want to lose a deal because of something you could have fixed in advance. I needn't remind anyone that losing a buyer in this market can be extremely costly on many levels.

 

 

 

 

With the unknown issues set aside, as the home owner, one is usually acutely aware of the dead electrical outlets in the bedroom or the poorly patched water damaged hole in the family room ceiling or the missing paving stones in the back lanai. What you might not be aware of is how quickly a buyer can go from positive to perturbed when faced with a list of work required of them should they decide to buy. Buyers have lots to choose from these days and have little tolerance for lengthy To Do lists.

 

Address what you know needs work first, hire those who can do the job if you can't, and pay attention to the details. It's where the sale is.

When my family & I moved to North Carolina 11 years ago, it was a surprise to many people who knew me.  I absolutely loved and enjoyed living in Central Florida.  While there are so many wonderful things about Orlando, we now call Cary, NC home.  It may not be for everyone, but, here are the top reasons we think residents find living in the Triangle irresistible.

 

 #10- Recreations:  There are so many things to do in the Triangle.  Many people find boating, water skiing, wakeboarding or swimming at Jordan or Kerr Lake at the top of their list.  If you enjoy cultural arts, make sure you visit one of the many museums NC offers or spend the day at an outdoor concert at Koka Booth Amphitheater or Pavillion at Walnut Creek.  Take in the ballet or a musical at the Progress Energy Center for Performing Arts.

#6 - 4 Seasons - NC offers enjoyable weather year round with four distinctive seasons.  Just when you're ready for a change-you get change.  You'll enjoy the beautiful colors of fall across the parkway and throughout NC as the trees begin to change to shades of red, orange, yellow and brown.  Excitement is in the air as school and football crank up the fall season.  The sun still shines in the winter and if we're lucky, we'll receive a stunning blanket of white snow to enjoy.  What a great time to travel to the mountains to cut a fresh Christmas tree for your home.  Spring bounces in with magnificent shades of pinks, yellows, lilacs, and pale green.  The community comes alive in the spring with outdoor activities.  Summer won't be outdone with its glorious sunshine and long days.  Residents cherish the time at the pool or spent with friends and family at BBQ's.  Just when you're ready for a break, the seasons begin again.

#5 - Universities - You'll find some of the top Universities in the Triangle area which is what brings many families here.  Known for its schools of medicine and technology, NC has a lot to offer the scholar.  In the heart of Raleigh you'll find NC State along with many Wolfpack fans.  Not far away, Chapel Hill offers the University of North Carolina and in Durham, Duke University.   The list is endless.

#4 - Schools (SAT Scores): North Carolina continues to set and achieve higher goals each year.  That evidence is strongest in Wake County where the average SAT scores exceed the state and national average.  Not only will you find great public schools, charter, magnet, and private schools are widely available.

#3 - Youth Opportunities:  There are so many activities for kids in the Triangle that you can't possibly do everything.  When it comes to sports, soccer, swimming, lacrosse, dance, cheer, gymnastics, ice hockey, golf, horseback riding, football, and baseball are just a few.  By the way, there are many adult sports leagues too.  If your child is fortunate enough to be creative, you'll find many opportunities for them to practice their skills through music, drama and art.  Maybe your child enjoys more intellectual activities?  There are many interactive museums and programs such as IMACS to stimulate their minds.  You'll find church activities and community service projects for the entire family.  Other notable organizations to check into are National League of Junior Cotillions, YMCA of the Triangle, C'est si Bon! Cooking School, Impact Athletics and Fitness Center, Duke Talent Identification Program, and Institute of Reading Development at NCSU.

#2 - Job Opportunities:  The Triangle is known for "Research Triangle Park" where you'll find several top employers.  Wake, Durham & Orange Counties as well as individual towns are active in keeping and bringing jobs to the Triangle area.  The Triangle is known as one of the "Best Cities to Live and Work".

#1 - The People:  It's true; some of the friendliest people live in the South.  However, Triangle residents aren't all originally from the South.  You'll find individuals from almost any state and a large variety of countries.  Because there are so many transplants in the area, you'll notice people eager to make friends and learn about each others culture and traditions.  So what makes Triangle residents so friendly?  Well, I think it's all the reasons I just mentioned and more.
